On September 10, Radium Development Berhad officially opened its Radium Arena sales gallery, previewing its exciting upcoming project located on Old Klang Road (OKR).

The location offers direct access to OKR, also known as Jalan Klang Lama, as well as major highways.

Set on 3.03 acres of freehold land, Radium Arena is set to feature two 40-storey blocks with 988 well-designed residential units.

The unit options range from two-bedroom, two-bathroom units at 658 square feet, to three-bedroom, two-bathroom dual-key units at 920 square feet. They can come with one or two carpark bays, catering to differing lifestyles of the residents.

The development will come equipped with the usual facilities such as a pool, a BBQ area, and event spaces. But it doesn’t stop there. Radium Arena will also feature an aqua gym, a golf simulator, a cinema, a yoga deck, an urban farming area, and so much more.  

Catering to the upgraders

“Our broader mission at Radium is to build more than just structures; we build communities,” Datuk Gary Gan, the group managing director, stated.

“Radium Arena, with its cohesive blend of the past and the future, is a reflection of our commitment to creating spaces where heritage and modernity coexist, fostering a sense of belonging for all.”

But what exactly does that mean?

Speaking to Kenneth Khoo, the chief marketing officer, he explained that the “heritage” refers to that of Old Klang Road.

OKR is a very old trunk road serving Kuala Lumpur and Petaling Jaya, one that has been relatively underdeveloped up until around a decade ago, Kenneth said.

This was something that Radium was cognisant of when they bought this parcel of land within the area.

Studying the location, they understood that there are many neighbourhoods in the area that are home to families who have been there for a handful of decades, with some being third-generation residents.

These families may be outgrowing those neighbourhood homes, whether that be in terms of the size or perhaps the lifestyle. For many of these people, they may want to still live in the vicinity and not be too far from their parents.

This would be the demographic of “upgraders” that OKR really leans into.

“This is what we see as a developer, and we embrace that concept. All this understanding of the market, we translate it into the layout plan,” Kenneth said.

⁠For instance, for their two-bedroom layouts, they curated the balcony to be a French balcony design to ensure that living room and both rooms are spacious, so families can appropriately utilise both areas.

They also kept in mind how these homes can facilitate the visitation of grandparents, who may live nearby in the neighbourhoods surrounding OKR.

Aside from catering to upgraders, Radium Arena is also ideal for migrants coming from other states. In the vicinity, there are a lot of commercial areas like Bangsar South, Mid Valley city, and Bukit Jalil.

Every year, a lot of people move from other states to KL for work opportunities, so this makes Radium Arena a prime property for those demographics.

With an affordable starting price of around RM410K, Radium Arena is expected to appeal to first-time home buyers and young professionals as well.  

“With a monthly instalment of around RM1,700, you can already own this 600 square feet-size home. Rental around the area for this size is around RM2k. Why rent when you can own?” Kenneth pointed out.

He added, “We can build 1,500 square feet homes, we can build five-bedders, but we think it doesn’t suit the target market based on our database and market intelligence study on the area.”

Being very price-sensitive, Radium wants to make sure the property is accessible to all, aligning with its motto and tagline of “Building Good”.

Those who are interested in the property can visit the showroom on OKR and inform the sales team of their interest.

Radium anticipates launching Radium Arena @ Old Klang Road by the end of October 2024. As for the project pipeline, Kenneth shared that the completion date for Radium Arena will be in 2028.
