Scientex is making homeownership accessible for more M’sians with its 11,000 acres of land

  • Central region: Selangor and Negeri Sembilan
  • Southern region: Johor and Melaka

These clusters form the foundation of Scientex’s growth corridor. Each township is designed with housing, commercial spaces, job opportunities, and essential infrastructure in mind.

Rather than competing in saturated city centres, Scientex is targeting underdeveloped or semi-industrial areas. With careful planning, these are slowly turning into vibrant places for people to settle down.

Northern Region

Since expanding into the Northern region in 2016, Scientex has made significant impact with its nine developments across a total landbank of over 1,900 acres in Kedah, Penang, and Perak. 

With the area experiencing notable growth in the industries of manufacturing, agribusiness, and green technologies, Scientex has been delivering affordable housing solutions to the growing population.

Central Region

And of course, there’s the central region where Scientex has a substantial footprint in Selangor and Negeri Sembilan. To be exact, the property developer has accumulated over 1,600 acres of landbank and multiple townships in Selangor and Negeri Sembilan.

Southern Region: Melaka and Johor

With six developments and a total landbank of over 2,500 acres, Scientex’s projects in Melaka are thoughtfully designed to ensure long-term sustainability and enhanced quality of life for residents. 

The property developer is also building up Southern Johor through its 14 developments across a landbank of over 4,800 acres. “Our projects in Johor are at the heart of affordable housing in the southern part of Malaysia, providing homes that are accessible to a wide range of buyers,” Scientex’s spokesperson shared.

Regardless of which of Scientex’s properties Malaysians select, they can rest assured that all of them share this commonality—they offer homebuyers space, affordability, and a chance to grow.
